Rent Guidelines

 

1. INCOME

We do not accept community service vouchers except at Café on Vine 

We accept Section 8 at all locations other than City View and private homes

Income can be SSI, Child Support, Employment – Anything legal and Verifiable 

2x rent plus insurance at buildings we pay heat

2.5x plus insurance rent at buildings tenant pays heat

SSI (min. $650) is accepted as total income needed for EPM, Davenport Studios, Café on Vine, EHDG. If not $650 secondary form of income is required.

EHDG & Café on Vine only require 1.5x rent if not on SSI

2. CRIMINAL CHECK 

No felony’s in the past 3 years 

Must be 3 years removed from the punishment of any other felony

Violent Misdemeanor (Assault, domestic abuse, battery, burglary) – 1 year removed from punishment of crime

All Other misdemeanor’s in the last year – Must be removed from the punishment 

All driving offences are allowed

No Sex offenses, registered sex offenders or murder ever

3. Previous Rental history

Must have positive landlord reference if applicant has rented before. 

Family reference is not accepted.

Landlord information must match Scott County Tax Assessor Page

Cannot owe current landlord money.

Must have 1 year positive rental verification after an eviction.

4. Current Tenants moving to different location

Managed Properties - Must have paid last 6 months on time and in full

Tenant must allow us to show apartment to find someone to take over their current lease before we can move them

5. Insurability

Tenant must carry renter’s insurance

No applicant will be informed of their approval or denial until their application is approved or denied.
